Physical Marketing

TABLE OF CONTENTS

Physical marketing is an essential part of promoting your new leasing portal. Unlike digital marketing, on-site marketing leverages physical spaces and face-to-face interactions to create a valuable connection with your audience. Often creating a more memorable experience so that prospects will think of you when they want to lease space.

  • Flyers and Brochures: Create flyers and brochures that highlight the benefits of leasing space at your property. Make sure that materials are available in common areas and information desks, and distribute them during visitations.
  • Posters and Banners: Place posters and banners in high-traffic areas, such as lobbies, elevators, and community rooms, to increase visibility.
  • Table Tents: Use table tents in waiting areas, lounges, and community spaces to grab attention.

Leasing Office Promotion

  • Interactive Kiosks/digital touchpoints: Set up interactive kiosks or tablets in the leasing office where visitors can explore the new branded portal.
  • Staff Training: Ensure your leasing staff are knowledgeable about your portal and can demonstrate its features and benefits to potential tenants.
  • Business Cards: Include information about the leasing portal on business cards and hand them out during interactions with tenants and prospects.

Digital Displays

  • Screens and Monitors: Use digital displays in common areas to show promotional videos and slideshows about the leasing portal.
  • QR Codes: Place QR codes on posters, flyers, and displays that tenants can scan to quickly access the portal or sign-up page.

Signage

  • Directional Signage: Use directional signage to guide tenants and visitors to the leasing office or kiosk where they can learn more about the portal.
  • Window Clings and Decals: Apply window clings or decals in the leasing office and other strategic locations to promote the portal.

Concierge and Help Desk Promotion

  • Concierge Interaction: Make sure concierge/help desk staff are well informed about your leasing opportunities, and are well versed in how to use your branded portal.
  • Champions: Consider training a dedicated member of staff who can act as the champion for your leasing activities, making them a go to for anyone who requires more in depth detail about your leasing opportunities.
  • Information Packets: Include information about the portal in welcome packets for new tenants and move-in materials.

Property Tours

  • Interactive Demos: Set up the spaces with sample setups (e.g., a pop-up retail store, a temporary office) to help prospects visualize their use.
  • Tour Highlights: During property tours, emphasize how the leasing portal simplifies the leasing process and enhances the tenant experience.
  • Demo Stations: Set up demo stations where prospective tenants can try out the portal during the tour.
